Price of a Casa Particular in Cuba

35 CUC for a Casa? That is very expensive.

There are many hundreds of lovely guest houses in Havana, central, friendly, comfortable for 20 CUC.

The people who advertise on here are being greedy. Or perhaps it's wishful thinking that they can get 35 CUC a night.

The average price for a casa in Havana is between 25 and 30 Cuc. In the high season (December) some casas charge a 5 Cuc extra. Yes, there are 20 Cuc
Casas but the accommodation and location are less.
The problem is that there are no quality ratings.
In a five star hotel in Havana you can expect a beter accommodation than in a three star. For the casa this star rating does not exist.
Is 35 Cuc greedy? In some cases, but there are also quality casas that charge you 35 and 40 Cuc. This kind of casas can compete with the better hotels in Havana, that charge 65-80 Cuc. So, 35 Cuc can be great value when you stay in a quality casa. And the 20 Cuc casas? On the countryside you can even find casas for less than 20 Cuc. But I have never seen a top quality casa with full accommodation on a prime location for 20 Cuc or less. The casa owners have to pay high taxes (140 - 200 Cuc) and several casas in the low end do not renew their license. Some take high risks and go on with an illegal casa. This might be an explanation for the differences in price. A casa with a license is obliged to stick a sign with a blue triangle on its front door, when you do not see this triangle it's certainly an illegal casa, that can work at lower prices because they pay no tax.
